What sort of business would go well with my opportunity?

I have recently inherited a warehouse with 40,000 sq feet. Rather than sell it for real estate, I would like to look into starting a business because I know many businesses would kill to have this sort of rent-free space. I have a BA in Business and I have worked in mid-size businesses for 10 years, so I am not a rank amateur in the business world, but I am having trouble deciding on a specific business.

Any suggestions?
